At the rear of the property there is a tranquil garden, boasting fantastic far-reaching views, plenty of outdoor seating, hammock and a charcoal barbecue, creating the perfect spot for brunch in the sunshine. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant (aged 2 and under) Bed linen and towels are provided Off street parking is available for up to 3 cars 1 travel cot, 1 highchair (minus harness) are available on request (please bring your own linen for the travel cot, as this is not provided) Sorry, no pets Strong WiFi (Speed 30 Mbps) Mobile phone reception is OK 3 x Smart TVs with Netflix (guests to use their own login details for Apps) Enclosed garden Charcoal BBQ (guests are responsible for providing charcoal and cleaning BBQ after use) Oil central heating system Starter supply of wood provided for the wood burning stoves from October to April There is a Saniflow toilet on the ground floor, however, these systems are weak and are prone to malfunction if misused (only suitable for light use and toilet paper) As there is no ground floor bathroom, the property is not suitable for guests with limited mobility due to a lack of facilities on the ground floor The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk No smoking or vaping is permitted throughout the property Things to Note... Hen, Stag and other same *** groups are not permitted Events are not permitted without prior consent A security deposit is required at this property Check in is from 17:00 and check out is by 10:00 The garden is regularly maintained by a professional gardening service and although this work is generally carried out when the property is vacant, the gardener may need to carry out work whilst the property is occupied.
