UNDER NEW OWNERSHIP FROM APRIL 2022 Beechwood House is the perfect retreat for celebrations, cross-generational get togethers and breaks. Rekindle your spirits & connect with nature in this beautiful haven retreat on the inner edge of the rural town of Moffat. Lounge in the garden, sit back and gaze over the stunning valley views, or go for a walk in the Beech woodland behind the house, from which it takes its name. Walkable to every cafe, pub & amenity, but peacefully quiet and separated from the hustle this one of the most beautiful properties Moffat has to offer. ABOUT THE PROPERTY Beechwood House is a fine example of Georgian architecture built in 1848 in the Whinstone/Sandstone tradition of other villas set within the Moffat Conservation Area. It's surrounded by a beautiful garden and backs onto a paddock and woodland walk. Inside the house is a generous dining space, three living areas - a Drawing Room, TV Snug (which doubles as a karaoke room), Conservatory, and finally a Billiards Room with a full sized table. Beechwood has 8 x bedrooms on the first floor, ALL en-suite. As a standard configuration, Beechwood House can sleep groups of up to 16 x guests (assuming 7 x adult couples and 2 x singles/kids). Additional fold-away beds can also be provided for extra large groups, extending accommodation by another 3 guests making it a total of 19. It should be noted however that the living areas cannot quite hold this number of people at the same time… The dining table has a standard configuration of 12 but an additional table can increase dining capacity to 16. The main drawing room currently seats up to 11 (though some additional seating will be available for guests after in the year). That said it’s quite rare that all guests will be sat in the same room at once for an extended period of time.
